As a landlord do I have to be in the house when a licensed & bonded contractor is their?
My tenant does not like workmen in his house without me there. So far the repairs have been small so not an issue. I now have to have the plumbing redone which will take 3-4 days while he is out of town and I am hiring a licensed/bonded contractor to do the work. He still wants me there and I can't because I work and I don't think I should have to be. Does anyone know if that is required of a landlord? I feel if he is that worried he can ask one of his friends to stay there.

- No you do not. That is why they are bonded. Not just for theft but the ideal that they are trustworthy enough to do the job they said they would. In MD,DC & VA you are not required to be in the apartment when maintenance or such is there. You are providing a courtesy by staying with that team while they work. HE MUST allow them to do their work or it could be terms for not living up to the lease. If he is worried about your contractors then it is his resposibility to baby sit them. Not yours.

- What does your lease say about it? It should include things like that. If it does not then it needs to. You are typically required to do the repairs but the tenant is usually there. You are making yourself liable if any of their stuff is missing, not a good idea. THEY should be there not you. I would tell them they need to stay in town or the repairs will have to wait till they return to town and the water will be shut off in the duration.
