Roofing Contractors Knowledge Base
Attention Roofing Contractors, or people who know or work with one:? I know rain is somewhat a mixed blessing: rain is BAD in that it delays a contractor from working, yet it is GOOD because it wears on the roof making an otherwise good roof in need of repairs/replacement sooner (lengthens, yet increases, backlog). In terms of heat (not so much extreme heat, but just hot weather): Is it good, bad, or mixed (as it is with rain). Thanks in advance - I'm trying to better understand the moving parts of the industry... Please explain, and source for the "Best Answer"
How much do contractors charge to install steel roofing? I have picked some steel roofing out and I was wondering what price range I should expect to get. I have two very simple gable roofs one is 17sq. and the other one is 8 sq. I am planning on going over existing shingles, so no removal is needed. I am going to purchase all the materials at a local steel supplier.
What kind of job can a person with roofing contractor experience find? My brother is a roofing contractor. He has more than 20 years of experience in this field. He used to have his own roofing business which was successful up until now (because of economy crisis). Now he is without job. He has been trying to find a job with a large roofing companies. However, he has an experience in residential roofing rather than commercial. I was wondering if there is possibly a quick course that he could take at home to be able to do something else. It could be roofing related or something else. Please advise. He has lots of pride and all that really brings him down. Thank you!
Roofing Contractor suggested doing just half the roof for an investment property. does it make sense? Hi, A foofing Contractor I contacted suggested a new roof for just half the roof of an investment property. He said it will cost $3,800 just to do half the roof and that the other half is in a better condition. should I ask him to replace the entire roof or does it actually make sense what he suggests? also, it's in Ontario Canada - is the price reasonable for half the roof of a single family 1600 sq. ft. house? THANKS.
Did my roofing contractor make a mistake? I needed some eavetroughing after my roof was put on and the eavetroughing contractor stated that I did not have a 'drip edge'. I was told by the eavetroughing contractor that the the roofing contractor should have advised me of this before going ahead and putting the roof on because it would now be incredibly difficult to install the drip edge. Should I have been advised of this by the roofing contractor before he threw on the new roof?
what is the standard remodel contractors warranties in new york? Im having a an addition build to my exsisting structure to include electrical, plumbing, windows and roofing. Can a roofing contractor do this? My mother's house needed fairly major roof repair. She is a senior. A contractor offered to fix the roof, and stated she would be able to make monthly payments. Contractor provided my mom with the forms to obtain financing to have the work done (as an unsecured loan). We checked with the BBB, and they checked out okay. Both my brother and I looked over the contract, and everything looked fine. The contract also stated no payments for 6 months. So, she filled out the bank form and signed the contract. Now, almost 3 weeks later, the job is like 95% done, and we get a call from the contractor's head office advising us that the financing was not approved. So now what?? My mother could get a mortgage through her own bank...but it seems unethical for the contractor to have started the work when the financing wasn't even approved. It was the contractor that suggested the financing, and who provided and submitted the credit app. Had we known sooner, we could have canceled the contract
Questions for roof contractor? I am in the process of scheduling interviews for a roofing contractor. I know the basics (i.e. proof of insurance, license, written price, schedule) but are there any other questions I should be asking that would effect the outcome of the roof? Is it ok to flat out as for referrals? Do you think it is important to actually meet the foreman who will be on the job? Any insight would help!! Thanks!
Roofing - drip edges, venting, etc.? I have hail damage and the insurance will be paying for a replacement roof. I am looking for a good roofing contractor in the Franklin/Nashville TN area. Also, if anyone has any insight on such things as drip edges. They seem to rarely be put on new houses yet the shingle manufacturers include them in their installation instructions. Are they really required? Any other gotchas or things to ask people that give bids to do work? Thanks.

Payment Dispute between Sub-Contractor and Roofing Contractor? How do i get payment from a roofing contractor if they dispute the the invoice? The problems is that i received an order for an item of works on the Wednesday in which the value would of meant that i lost money. So i quoted a new rate and discussed this with the roofers CM and agreed to carry out the works. I didn't receive a new order because the roofing contractors were at a conference on the Thursday, was hungover on the Friday and the job started on the Saturday. The CM now has no recollection of any coversation and says he never received a revised quotation and will only pay the original order. The value is nothing spectacluar but the principle of the matter is eating away at me. Is there anything i can do? such as adjudication or arbitration? A valuable lesson has been learnt. Thanks for your time.
Roofing Contractor? What is a great chicagoland roofing company that will do a good job for cheap?
I am a general contractor doing a re-roofing job. Need advice from professional roofer.? the roof has only 1 layer presently so i am going to just roof over the old roof ( its in pretty good shape). the roof consists of several gable roof lines that dead-end into vertical walls (where there is, of course, step-flashing. my question is: do i need to install new step flashing with the new shingles or can i get by without it (so long as i don't nail thru the flashing)? thankx in advance
Contractor Question: How much do I bid for a roofing job? I am bidding a small roofing job on new construction for a meeting hall. My part of it is just to lay down 1/4" plywood on a very oddly shaped roof. Someone else will do the rest. Thus, no hauling away, no fascia boards, no metal vents, flashing etc. Just my labor. I estimate that it will take me six days by myself to do the job. How much should I charge? In other words, what should I charge per man hour here in So. California to do roofing work?
Roofing or Siding Questions? I see alot of roofing questions on here and alot of bad advice. If you want a real answer go to Rooferscoffeeshop.com. Thats the forum where all the pro roofing contractors hang out. It's a great site for asking roofing, siding and ventilation questions. And it's free. No I dont work for them or anything. I just know the site and recommend it to anyone needing professional answers. Apple if you have responded to a roofing question recently and I offended you then I'm sorry. It was not my intention to anyway. If thats what you meant...
Roofing contractor problems. Outraged. Didn't put in insulation? I do not have much experience with roofing or carpentry in general, but this guy seemed very suspicious to me even before the 'incident' We have a 4 bedroom house, and the roofing was starting to fall of. But the main reason we wanted to redo it was because one section of the roof was sinking in, because of water leaking. So to redo the roofing, and reconstruct the sinking in part of the roof which is like half a bedrpoom size(where they would strip the roof, and reconstruct with new wood etc..), sand the wooden deck and add protective coat, he was asking for 12,000 dollars. This seemed like a lot to me. After about 2 weeks or so, they finished reconstructing the sinking in roof, and it seemed too cold, alot colder then usual. And I got this inkling that maybe this guy didn't put in insulation. And I was right, we carved up the ceiling in the room, and there was no insulation. I was outraged. He blamed his mexican workers for not putting it in, but the reason I suspected this was because, I never saw the materials. And the day we confronted him about it, he bought the insulation, cut small holes in the ceiling and stuffed it in. Is this standard? I do not know how long a job like this should take, but its been a month already and he is still not done. I worry that this guy may be skimping a lot here and there, and after he says that he is done, I would like to bring someone to come and inspect it. Who would I bring in this situation? Do I bring another contractor? Or do I bring a real estate/contruction lawyer? Also is the whole insulation problem enough to hire a lawyer? Yes he got a permit from Hoffman Estates, IL which is where our house is. There is no written contract, everything was verbal, the contractor is korean, he only works that way. We've paid 4,500 dollars in advance. So who am I supposed to contact in my city to come and inspect this? reply to chuck, the room is not necessarily an attic. its like a bedroom attached to another bedroom. the roof of this room always had insulation in it. when they stripped the roof to reconstruct it, they pulled out some of the old insulation, and only added it back to a small percentage of the roof. when the drywall was cut open, there were few areas which had insulation, and majority was bare. also we agreed that he would fix the sinking roof, well it sank because of water leaks, which lead to the drywall getting affected. by the looks of it, he had no intention of replacing the drywall. Since you guys say I have no proof of what we agreed to do because we have no contract, that means we have no contract stating how much we would pay. So what does this mean in terms of me having to pay this guy? reply to boy boy, yes we have a flat roof
Do you need a contractors license to start a window company in California? Ok so, my family owns window companies in Illinois. Window replacement, siding, roofs, doors, etc. Basically they have relationships with factories that they buy their products from and have 2 teams of installers who actuallly install the products. I live in southern california and wanted to open a division of the family business here. I have been doing a little research and I am finding that most window company owners have contractors license. Is this required? Is there a way around it if my installers are licensed? Anyone with knowledge in this area would be appreciated thanks! Just to clarify my question: Does the retail portion of sales need a contractors license? OBVIOUSLY the actual installers doing the work would be licensed.
Can anyone give me a ballpark on roofing and siding for my house? Just a ballpark figure would be great.? I have a small cape cod that measures 32' x 24' with a roof pitch of 12-8 I believe. The house has a small loft upstairs but is mainly a one story house. I am not sure the total height of the house. I also have a small free standing garage that is about 24 x 12. Any good guesses would be much appreciated. I am planning on getting quotes from contractors but I am concerned they are goin to try an rip me off. My house was hit by hail and the contractors are asking how much the insurance company is giving me. I am reluctant to tell them because I know they want to get as much out of me as they can. Thanks. So based on the two figures below my roof would cost $35,000+. If my roof 300+ squares and is $120 dollar a square I would be spending a shit load. Can someone help elaborate a little? Thanks!
