Contractor? I hired a contractor to do a fire damaged duplex unit. He told me in the beginning that there would be no money out of pocket. I do not have full replacement cost coverage on my insurance. We agreed for the contract price, plus the supplement checks that come in. Now he is telling me that I owe for the deprecation as well. This was not our agreement. Do I have to pay this? No, it was not written in the contract. I want to also know if the 20% overhead & profit is built into this. He also has not completed this job and it has been going on for 8 months on a small duplex unit. Can I finish it myself and deduct this from the contract amount?
Can just anyone report a contractor working without a licence? In CA it is a misdemeanor for an unlicensed contractor to do more than $500 in work on a single project. This law cannot be "waived" by the customer. (California Business & Professions Code sections 7028 & 7048). But the question is this: Can someone such as a neighbor of the homeowner report the contractor that the homeowner hired (to the Contractors State License Board, local police department, attorneys office, dept of insurance, etc,) even if they (the neighbor) have no evidence of them being payed more than $5000? If they simply see and hear weeks of work going on by that "contractor" and can prove that this contractor's license expired 8 years ago?
When is a California contractor deemed to have abandoned a job? Contract signed May 2007, work began June 2007 to be completed within 10 weeks. No sign of contractor since late September. Job is 90% done, but not complete. Contractor has not been by for final payment, nor has he called with for any other reason. We recieved a call from a lumber vendor saying they were placing a mechanics lien on our house for non-payment from contractor. When is a job considered abandoned? And are we liable for final payment under circumstances?
Does a contractor need to be a licensed electrician on small jobs? I am interviewing contractors to do renovations w/ electrical work. When selecting someone after a horror show from getting a contractor off creigs list ( don't recomend that ) I ran into a few who said they did not need an electrcians licence because its not a big job? I would apparecate the feed back.
Do I need to hire a carpenter/contractor and someone to hook the gas up? We want to have a gas fireplace installed. When I called the store that sells and installs the fireplace, they said that all the framing and such would have to be done by a carpenter/contractor. They said that the labor fees that they charge are just for bringing the fireplace in, putting it where it needs to go, venting it, and getting it ready to be hooked up. So, does this mean I need to hire a carpenter/contractor AND someone to hook the gas up? Can a carpenter/contractor do the installation for me so I don't have to pay the fireplace store to do it?
How can I get a contractor to work on a house? I inherited a rather large Victorian style house. It is in desperate need of maintenance such as roofing, trim repair and painting, asbestos remediation, wiring and plumbing. I've called just about every contractor in the phone book or in the local trades. Most of them don't even return my calls, and the ones I am able to reach directly are either too busy, don't service my area or don't do residential work (I wish they would say that in their ads). I also tried Service Magic, but the few that did respond to my inquiries gave very high estimates - like one that wanted $18,000 to do one area of the roof. I think $1,800 would be a lot for one dormer! Like I sais, some things need immediate attention. What is a good way to get a reliable contractor?
How long is my general Contractor liable for his work? 3 years ago we purchased a newly built house by a private contractor. Recently we noticed the roof was leaking. The cause of the leak was a improperly installed/missing flashing, which lead to major water damage behind the wall and fungus growing out of the carpet. The contractor subbed the roof out to roofers who were a) not liscenced and b) are no longer in business. We want the GC to pay for the repair, he refuses...is he liable for the repair?
Can a Contractor charge for giving an estimate to fix up a house? we had a general contractor come out and give us an estimate for fixing up our house after is flooded, and now he wants to charge us almost $2000 for the estimate (3% of the total estimate!) Is this legal, we never signed anything with us, and he never advised us of any fee upfront! PLEASE HELP!
Why do home contractor over-extend themselves accepting new jobs? I had a contractor once that was always putting off doing the work because he "had to go look at another job." This happened about 10 times. Why do they spend so much time looking for other jobs when they should be doing the ones for which they are hired? I finally got fed up and told him to forget it. He responded that I had no idea how the contracting business worked. So, how does it work?
As an independent contractor should I start an LLC? I am starting a career in 100% commissioned sales as an independent contractor paid through a 1099. The business will have general office expenses. Would it be a tax benefit for me to start an LLC and have my checks paid to the LLC.
How to find a good building contractor? I may need to find a contractor to replace some piping for my air conditioner that would require running new pipe through the floor or wall, How can I find a reliable contractor? And, obviously they need to be familiar with, or be able to work closely with tha air conditioning company.
What are some of the differences between a licensed contractor and a non-licensed contractor? I am looking for a contractor to renovate and update my old house. I have already received 4 job bids ranging from $9,000 to $15,000 from both licensed and non-licensed contractors. The project does not affect the structural or changing the floor plan of the house, but the work does include replacing exiting kitchen cabinets and appliances, replacing existing tiled shower stalls, replacing vinyl floors with ceramic tiled floors in kitchen and baths areas, replacing plumbing and electrical fixtures that includes light electrical and plumbing work such as adding a light switch and adding a dishwasher. A friend has told me that non-licensed contractors can only bid on jobs costing less than $1,000 where as licensed contractors are bonded and able to legally bid on jobs costing more than $1,000. Does anyone know the facts between a licensed and non-licensed contractor besides the fact that one has and one does not have a license? Thank you.

Should the contractor pay taxes quarterly, or just wait until the end of the year? Is this how people fall into debt with the IRS? Thank you for you help. In addition, the independent contracter makes about $12 an hour, and is paid every tuesday about $500.
How to get a receipt from a contractor when you pay in cash? Please help! We're getting some work done on the house and the contractor said that they prefer cash installments (a total of three) as the method of payment and will bump down the price five percent if we pay in cash. If we do decide to take this route, how can we get a receipt to prove that we've paid (one receipt for each installment)? Is there any sort of legal stuff that we would need to do, or is a piece of paper with the amount paid and the contractor's signature suffice?
What obligation do i have to a contractor that I told could do the work on an insurance claim? A contractor pointed out that I have hail damage on my siding, and that my insurance will cover it. He will also negotiate with the insurance adjuster to work out a price for repairs (re-siding my entire house). But, the more I think about it, if the amount that the insurance will provide for the work is signifigant, I may tell the contractor to have a nice day and do the work myself. Using the extra money to buy windows. I just don't know if there is legal issues with doing this?
How does an independent contractor handle taxes? My husband a trucker and considerd and independent contractor. They do NOT take taxes and the like out of his paychecks. How do we go about paying the tax? We were told we needed to file paperwork every 3 months and that we should be holding x amount back, but what paperwork we need to file and how much to hold back is a mystery. Do we have to have an accountant or can we just do this ourselves? ANY information would be helpful. Thanks! We have an accountant now and she is taking care of that aspect AND our household bills-the problem is our morgtage is repetedly late and there have been a few times the utilities have been turned off on us. Finding a contractor to "supervise" my remodeling effort - reasonable? I am doing a pretty big remodeling effort on the house I am purchasing. None of the different efforts are that big taken separately, but all together, it is a lot. Still, I think I can handle the work with proper planning - I do have reasonable skills and have done a lot of little projects like these - just not all together. But to make my wife more comfortable with all this, I was thinking about hiring a contractor to more or less look over my shoulder at different stages to make sure I was doing a good job. Is that really a good idea? Anyone do something like that before? Should I expect the cost to be so much that I'd be better off having the contractor do the work? I'd be happy to have someone come in and do all the work for me. I'd rather spend my vacation time on vacation - not remodeling. But the budget I have works well with materials - not with installation included. Thanks for any feedback/suggestions - this place has been great.

Should a contractor pay for re-painting after having to re-open a wall? Our contract specifies that we are to hire our own painter. The painter came and painted when requested to do so. After this our contractor had to re-open the wall to install a shower valve that was missed during installation. The contractor now expects the painter to repaint for no additional charge, and claims this is completely "normal". No mural, just prime & one color of paint.
Can a contractor increase the price of a job once the contract has been signed? My church has contract with a local contractor in the state of Virginia. The initial work had begun and now the contractor is asking for an additional $2000 to complete the job. The original contract was for $7000. We have not made any modifications to the contract. Do we have to pay? Isn't he obligated to complete the job at the contract price?

Can you hire a plumber and electrician without going through the contractor? My first contractor flaked out and never gave me an estimate after I spent hours explaining to the plumber and electrician what I wanted done. Now I am trying to get the plumber and electrician's estimates and have them lined up to work on a specific date. What recourse do I have with a siding contractor who made a mistake on my contract? I have a hail damage/siding insurance claim and a contractor that I signed a binding contract with to do the work if I got the claim. Now that I have the claim the contractor has written another contract for the work, with extra work I ask them to perform including gutters, facia, and wrapping all my exterior trim in aluminum. After the contract was signed, my contractor and I both noticed that the insurance company had paid for 13 windows to be wrapped in aluminum, and I only have trim on 5 of my window, leaving me with 8 windows that were paid for that I am not having the work done to ($967.00) which would go in my pocket. Now, the contractor says that they miss measured some things, and is going to charge me $742.00 more than the original contract. My question is am I still obligated to have them do the work, even though they have broken the contract? Remember, I originally signed a seperate contract stating they could do the work, if I got the Ins. Claim. Is that still binding?

A landscaper or some other kind of contractor?
