Contractor? I hired a contractor to do a fire damaged duplex unit. He told me in the beginning that there would be no money out of pocket. I do not have full replacement cost coverage on my insurance. We agreed for the contract price, plus the supplement checks that come in. Now he is telling me that I owe for the deprecation as well. This was not our agreement. Do I have to pay this? No, it was not written in the contract. I want to also know if the 20% overhead & profit is built into this. He also has not completed this job and it has been going on for 8 months on a small duplex unit. Can I finish it myself and deduct this from the contract amount?
Can just anyone report a contractor working without a licence? In CA it is a misdemeanor for an unlicensed contractor to do more than $500 in work on a single project. This law cannot be "waived" by the customer. (California Business & Professions Code sections 7028 & 7048). But the question is this: Can someone such as a neighbor of the homeowner report the contractor that the homeowner hired (to the Contractors State License Board, local police department, attorneys office, dept of insurance, etc,) even if they (the neighbor) have no evidence of them being payed more than $5000? If they simply see and hear weeks of work going on by that "contractor" and can prove that this contractor's license expired 8 years ago?
When is a California contractor deemed to have abandoned a job? Contract signed May 2007, work began June 2007 to be completed within 10 weeks. No sign of contractor since late September. Job is 90% done, but not complete. Contractor has not been by for final payment, nor has he called with for any other reason. We recieved a call from a lumber vendor saying they were placing a mechanics lien on our house for non-payment from contractor. When is a job considered abandoned? And are we liable for final payment under circumstances?

Do I need to hire a carpenter/contractor and someone to hook the gas up? We want to have a gas fireplace installed. When I called the store that sells and installs the fireplace, they said that all the framing and such would have to be done by a carpenter/contractor. They said that the labor fees that they charge are just for bringing the fireplace in, putting it where it needs to go, venting it, and getting it ready to be hooked up. So, does this mean I need to hire a carpenter/contractor AND someone to hook the gas up? Can a carpenter/contractor do the installation for me so I don't have to pay the fireplace store to do it?
How can I get a contractor to work on a house? I inherited a rather large Victorian style house. It is in desperate need of maintenance such as roofing, trim repair and painting, asbestos remediation, wiring and plumbing. I've called just about every contractor in the phone book or in the local trades. Most of them don't even return my calls, and the ones I am able to reach directly are either too busy, don't service my area or don't do residential work (I wish they would say that in their ads). I also tried Service Magic, but the few that did respond to my inquiries gave very high estimates - like one that wanted $18,000 to do one area of the roof. I think $1,800 would be a lot for one dormer! Like I sais, some things need immediate attention. What is a good way to get a reliable contractor?
How long is my general Contractor liable for his work? 3 years ago we purchased a newly built house by a private contractor. Recently we noticed the roof was leaking. The cause of the leak was a improperly installed/missing flashing, which lead to major water damage behind the wall and fungus growing out of the carpet. The contractor subbed the roof out to roofers who were a) not liscenced and b) are no longer in business. We want the GC to pay for the repair, he refuses...is he liable for the repair?
Can a Contractor charge for giving an estimate to fix up a house? we had a general contractor come out and give us an estimate for fixing up our house after is flooded, and now he wants to charge us almost $2000 for the estimate (3% of the total estimate!) A friend has told me that non-licensed contractors can only bid on jobs costing less than $1,000 where as licensed contractors are bonded and able to legally bid on jobs costing more than $1,000. Does anyone know the facts between a licensed and non-licensed contractor besides the fact that one has and one does not have a license? Thank you.

What obligation do i have to a contractor that I told could do the work on an insurance claim? A contractor pointed out that I have hail damage on my siding, and that my insurance will cover it. He will also negotiate with the insurance adjuster to work out a price for repairs (re-siding my entire house). But, the more I think about it, if the amount that the insurance will provide for the work is signifigant, I may tell the contractor to have a nice day and do the work myself. Finding a contractor to "supervise" my remodeling effort - reasonable? I am doing a pretty big remodeling effort on the house I am purchasing. None of the different efforts are that big taken separately, but all together, it is a lot. Still, I think I can handle the work with proper planning - I do have reasonable skills and have done a lot of little projects like these - just not all together. But to make my wife more comfortable with all this, I was thinking about hiring a contractor to more or less look over my shoulder at different stages to make sure I was doing a good job. Is that really a good idea? Anyone do something like that before? Should I expect the cost to be so much that I'd be better off having the contractor do the work? I'd be happy to have someone come in and do all the work for me. I'd rather spend my vacation time on vacation - not remodeling. Should a contractor pay for re-painting after having to re-open a wall? Our contract specifies that we are to hire our own painter. The painter came and painted when requested to do so. After this our contractor had to re-open the wall to install a shower valve that was missed during installation. The contractor now expects the painter to repaint for no additional charge, and claims this is completely "normal". No mural, just prime & one color of paint.

I pick a capable contractor based on their price (If I trust their knowledge and experience). Later one of the other bidding contractors calls me. I tell them I chose another capable contractor with a lower price. THEN they offer to lower their price to make me choose them instead. I want them to give me THAT lower price up front.

Contractor returned to repair door and damaged wood frame and paint, should he be responsible? Contractor's employee had left some sort of cardboard shim in hinge of french doors. The Contractor damaged the wood door frame and painted surface while attempting to remove the cardboard shim. The contractor gouged wood frame with a screw driver, chipping out a portion of the wood and paint in a visible area. Contractor said "oh look too much paint here". What recourse do I have with a siding contractor who made a mistake on my contract? I have a hail damage/siding insurance claim and a contractor that I signed a binding contract with to do the work if I got the claim. Now that I have the claim the contractor has written another contract for the work, with extra work I ask them to perform including gutters, facia, and wrapping all my exterior trim in aluminum. After the contract was signed, my contractor and I both noticed that the insurance company had paid for 13 windows to be wrapped in aluminum, and I only have trim on 5 of my window, leaving me with 8 windows that were paid for that I am not having the work done to ($967.00) which would go in my pocket. Now, the contractor says that they miss measured some things, and is going to charge me $742.00 more than the original contract. My question is am I still obligated to have them do the work, even though they have broken the contract? Remember, I originally signed a seperate contract stating they could do the work, if I got the Ins. Claim. Is that still binding?

What kind of contractor do you call for this? Repairing ground erosion? In our community the ground next to an asphalt covered path has eroded over time and drops steeply from the path. We'd like to have someone come out and shore it up to prevent further erosion (probably from rainwater run off) and fill in the area with dirt. Who do you call for this?
